At Crown Sterling Properties we bring to the table a long history of management and real estate success. Couple that with our past successes in marketing, sales and operations of the largest beverage company in Mexico (operating 3000+ distribution channels) and you get an idea of how we create proven results. One of our distinguished founders also developed the first “all-suite” hotel concept, which now operates as the Embassy Suites brand. Our team has built companies from the ground up to be category leaders with over 2000 employees. And we have been operating and managing novel real estate companies since 1964.

Crown Sterling Properties operates on a simple philosophy of providing a superior product, proactive management and paying attention to the smallest of details. We take great pride in bringing together the right people who take the time to create proven results. Currently Crown Sterling Properties owns, leases and manages offices and industrial buildings in Texas.

Robert Woolley serves as a principle investor and founder of Crown Sterling Properties with a long history of management and real estate success. Over the course of his career he has built one successful company after another, finding his niche in innovative real estate. In the 1960's, Mr. Woolley was a successful contractor in Phoenix, Arizona and saw the need for a extended stay hotel product for business travelers. He bought an apartment complex and turned it into an extended stay hotel. Mr. Woolley took his concept nationwide and in 1996 sold what is now Embassy Suites to Felcor Realty Trust for $1 billion. Mr. Woolley has been a visionary in creating revolutionary concepts in real estate. He built his first company from the ground up, to be the category leader with over 2000 employees. With a passion for real estate, he has been operating and managing novel real estate companies since 1964. He sold his holdings to Felcor Lodging Trust (NYSE Symbol: FCH) in 1996 and subsequently Mr. Woolley developed the luxurious resort, Karmina Palace, in Manzanillo, Mexico (pictured below) which he then sold to Barcelo Hotels in 2006. He is respected among his colleagues, but he'll be the first to tell you that his life's work is built on a simple philosophy of providing a superior product, pro-active management and paying attention to the smallest of details. Mr. Woolley now resides in Dallas Texas.

Hotel Karmina


Mauricio Garza serves as a principle investor and co-founder of Crown Sterling Properties. He is originally from Monterrey, Mexico and now resides in Dallas Texas. The Garza family founded Cuahutemoc Brewery (pictured below) in 1890, which eventually became FEMSA (FMX), the holding company which manufactured and distributed numerous name brand Mexican beers including Dos Equis, Sol, Tecate, and Carte Blanca. In addition the Garza family owned and operated OXXO which is a conglomerate of over 7,000 convenience stores throughout Mexico as well as the Coca Cola franchises in Mexico City and Buenos Aires, Argentina. Additionally, they owned Bancomer, Mexico's second largest bank, where Mr. Garza served as a Board Member before selling to BBVA. The family sold its interests in 1997 and have diversified the FEMSA holdings into various asset classes including United States real estate. Mauricio moved his family to Dallas in 2000 and began the family's successful entry into the Texas real estate market. Mr. Garza firmly believes in the value of solid management, as a strong company is only as strong as its people and its management. He takes great pride in bringing together the right people who take the time to create proven results.
